understand why dual agency is not favorable for them.

When a dual agency situation is
created it becomes a balancing act for the agent, since it is impossible
to represent both clients. How can the agent get the highest price and
best terms for the seller and get the lowest price and best terms for the
buyer in the same transaction. In Rhode Island this is legal as long as it
is disclosed in writing and signed by all parties. To prevent this from
happening, you should seek out an agent who works in an Exclusive Buyer
Office or work with a Buyer Agent and Do Not purchase one of the agent’s
company properties.
If I was a buyer or seller and if
my agent told me that he/she was going to be a dual agent I would refuse
to sign it and insist that agent represents my interest. In Rhode
Island if the seller refuses to enter into a dual agency situation, that
agent would have to drop the buyer and represent the seller, but still
treat the buyer honestly and fairly.
