| Disclosed dual agents
Disclosed dual agents work for both the buyer and the seller on the same property, with the consent of both parties. The agent cannot work for or represent either party because of conflict of interest. Disclosed dual agency is very controversial. In 1986, the National Association of Realtors called dual agency "totally inappropriate" because "the disclosures required are so complex." Industry critics, like Ralph Nader charge that disclosed dual agency is an attempt by large real estate companies to preserve "in-house" sales rather than serving the needs of home buyers. Agents simply cannot serve two masters - the buyer and the seller - at once. Dual agents are ON NEITHER SIDE - the BUYER nor the SELLER.
